What make-ready actually means

Make-ready is the window between one resident leaving a property and the next one arriving. For a SIL or SDA provider, that window is a cost, not a pause: a vacant property earns nothing, holding costs and vacancy targets keep running, and every day it sits empty is a day of income the provider is not collecting.

The harder problem is usually not the vacancy itself, it is the mismatch. By the time a new resident is confirmed, their support coordinator or occupational therapist has usually already told you what the property needs to look like: what has to be removed, what has to be installed, what has to be safe to move through on day one. The property as it stands and the property the incoming resident needs are two different things, and closing that gap is the actual job.

That is what a make-ready turnaround is: not a general repaint or a routine repair list, but a focused pass that takes the property from "last resident's setup" to "next resident's requirements," on a timeline that respects how much a vacant bed or vacant dwelling is costing the provider every week it stays empty.

It is also a scheduling problem as much as a building one. An operations manager juggling several properties at once does not want to be chasing a builder for a start date, a screen installer for a separate booking and a cleaner for a third, all before one resident can move in. The fewer people that mismatch has to travel through before it is fixed, the sooner the property earns again.

The work we do most

Most SIL and SDA make-ready jobs draw from the same short list of work. This is what we do most, and it is what we are naming here as our specialty, nothing broader:

  • Shower screens removed, where a resident's support plan calls for open or barrier-free access
  • Polycarbonate windows and screens fitted in place of glass, where breakage or impact risk is a concern
  • Threshold ramps, so a doorway or step does not become a barrier on move-in day
  • Removalist assistance, coordinated as part of the move rather than left for the resident or family to organise separately
  • General move-in preparation: the walk-through, the final checks and the small fixes that turn "structurally ready" into "actually ready for someone to live in"

Anything outside that list is general building and maintenance work rather than this specialty, and we handle it too, scoped and quoted separately. If a job needs both, we scope both and quote both, but we are not going to describe a standard repair as something it is not.

Registered for Home Modification, not just cleaning

One Call holds NDIS registration 4-KMM12U1, covering Home Modification and Household Tasks. Make-ready work of the kind described above sits on the Home Modification side of that registration.

That matters for how a turnaround actually gets run. Providers dealing with a vacant SDA or SIL property often end up coordinating a modifications contractor for the physical changes and a separate cleaning contractor for the turnover clean, two vendors, two schedules, two invoices, to get one property ready. Because our registration covers both halves, the same team and the same point of contact can carry a property from "needs a ramp and a window swap" through to "clean and ready for inspection," without a handoff in between.

Who does the work

One Call runs with about 7 workers, employees and subcontractors, every one of whom holds an NDIS Worker Screening Check, a police check, and NDIS worker orientation training before they set foot on a job. For a provider managing several properties at once, that means the work is carried by a team rather than a single person, though how quickly any particular job runs still depends on scope and what else is already booked.

Every job runs through one point of contact, which is literally what "One Call" is named for: a provider does not need to separately manage a builder, a screen installer and a cleaner, they call one number and it is coordinated from there.

Building work on these jobs is carried out by licensed contractor Aeiden Yalda, NSW licence 465620C. That is not a company-wide claim: the licence sits with him personally, and the building work on a job is carried out under that individual licence, not the company. A company licence application has been lodged separately and has not yet returned, so we are only stating what currently holds.

How a turnaround runs

A make-ready job runs in the same sequence every time:

  1. Site walk-through against the incoming resident's confirmed requirements, so the scope is built around what is actually needed, not guesswork
  2. Scope and quote, itemised, before anything is booked
  3. Works booked and scheduled around the property's vacancy window
  4. One point of contact through delivery, so the provider is not chasing multiple trades for an update
  5. Final clean, so the property is handed back genuinely move-in ready, not just structurally finished

Every job gets its own quote and its own timeframe agreed up front. We do not publish a standard turnaround time here because every property, every scope and every vacancy is different, and a timeframe that has not been agreed for your job specifically is not one worth quoting.

If the property is one of several you manage, tell us that up front too. Sequencing more than one make-ready job around overlapping vacancy dates is a scheduling conversation we would rather have before the quote is finalised, not after work has started on the first property.

Common questions from SIL and SDA providers

Can you work from an OT report or support coordinator's brief?

Yes. Send through whatever has already been confirmed by the participant's occupational therapist, support coordinator or plan manager, and we scope the property walk-through against it directly.

Do you handle the modification and the turnover clean, or just one?

Both, under the one NDIS registration, 4-KMM12U1, covering Home Modification and Household Tasks. One quote, one team, one contact from walk-through to final clean.

Will NDIS funding cover this work?

That depends on the participant's plan and how the work is categorised, and it is not something we can confirm on their behalf. Check funding and eligibility with the participant's support coordinator, plan manager or the NDIA before work is booked against a plan.

Can you turn around more than one property at a time?

It depends on scope and what else is already booked at the time. With about 7 workers across the team, it is worth asking rather than assuming either way, talk to Aeiden directly about the specific properties and dates and he will tell you honestly what is realistic.
